James Hazlewood is a shareholder in the Phoenix office of Carpenter, Hazlewood, Delgado & Bolen. He has been with the Firm since 1998. Since 1989, he has been representing community associations. He now focuses on oversight of the collection department and working on community association general counsel matters – from simple to complex. James is a member of the College of Community Association Lawyers and a current member of the Education Committee of the Arizona Association of Community Managers where he has taught a number of courses. He has been a speaker at national Community Associations Institute seminars as well as local events and continuing legal education. His experience also includes landlord-tenant matters, bankruptcy, real estate and business matters for a variety of clients. Prior to becoming a lawyer, he represented clients as a media director and account executive for advertising agencies.

Chad Miesen
Chad Miesen advises all types of business organizations and entrepreneurs across many industries, including for-profits, non-profits, and community associations, in all stages of a business’s life cycle—from formation to dissolution. Chad has extensive experience in providing advice to condominium and planned community associations on a variety of issues particular to that subset of clients.
Chad joined the firm in 2007, became a partner in 2014, and an equity shareholder in 2016. He has extensive experience in company/corporate organization, reorganization and governance; private equity and debt financing; shareholder/owner relations, buyouts and disputes; general contract negotiation; supplier/manufacturing agreements; securities regulation; joint ventures and strategic alliances; fund formation; corporate asset protection and succession planning; and mergers and acquisitions. Chad has litigated and tried numerous civil cases in state and federal courts related to a broad range of issues.
Chad also has significant experience representing creditors in bankruptcy and supervises the firm’s bankruptcy practice. Of notable experience, Chad successfully represented an insolvent condominium association in a bankruptcy case that resulted in a confirmed plan of reorganization and final decree saving the association thousands of dollars and helping it to be a thriving community association once again.

Chuck Oldham
Charles (Chuck) Oldham is a litigation attorney with nearly 20 years’ experience in handling real estate and commercial litigation. Mr. Oldham’s primary areas of practice include commercial litigation matters with a focus on real estate litigation, including escrow and title insurance disputes, partitions, landlord/tenant disputes, adverse possession, specific performance, deed restrictions, professional real estate broker/agent disputes and purchase contract disputes. Mr. Oldham also has significant experience in other commercial litigation matters such as collections, business dissolutions, bankruptcy and professional liability and dissolution issues between unmarried co-habitants. Mr. Oldham has served as both lead and co-lead counsel in both jury and bench trials. Mr. Oldham also has extensive experience in mediation and arbitration, both as a mediator and arbitrator and as an advocate. Mr. Oldham also has a proven track record on appellate matters before both the Arizona Court of Appeals and the Arizona Supreme Court. Mr. Oldham’s varied experience makes him uniquely qualified to assist clients with their real estate and other commercial disputes.
Mr. Oldham grew up in New England and graduated from Keene State College in Keene, NH in 1988 with a Bachelor of Arts in History. While at Keene State, Mr. Oldham served as the Chair of the Student Assembly, Student Body President and was named the Student Leader of the Year. Following graduation Mr. Oldham served in the United States Navy from 1989 until 1999. While in the Navy, Mr. Oldham served as a quartermaster, assistant navigator, deep sea diver and military free-fall parachutist.
Upon leaving the Navy in 1999 Mr. Oldham attended Arizona State University College of Law, graduating cum laude in 2002. While at ASU College of Law, Mr. Oldham was awarded the Order of the Coif and Order of the Barristers, was a CALI Award recipient for the highest grade in his first year real property class and was named a Pedrick Scholar. Following law school, Mr. Oldham served a clerkship with the Honorable Rebecca White Berch of the Arizona Supreme Court.

Nikita Patel
Nikki has been representing homeowner and community associations since she joined the Firm in 2008. After litigating insurance defense cases for eight years, Nikki shifted her focus to managing the Firm’s collection practice group. Nikki represents hundreds of associations in collecting delinquent homeowner assessments and oversees associates, paralegals, and support staff. Nikki educates community association boards on the collections process as well as assists boards in adopting and implementing collection policies. Nikki also has expertise in applying for and collecting surplus funds from trustee’s sales.
Nikki is a member of the Education Committee of Community Associations Institute and has taught a number of courses for the organization as well as in house seminars. Nikki enjoys traveling, spending time with family and friends, and following college football and basketball.
